Amanat Holdings completes AED 453m sale of North London Collegiate School

Dubai - Mubasher: Amanat Holdings has sold the real estate asset of the North London Collegiate School in exchange for AED 453 million, according to a press release.

The transaction delivered an unlevered cash-on-cash multiple of 1.7x and an internal rate of return of 10%, generating a net cash return of AED 294 million.

Amanat Holdings acquired the asset in June 2018 for AED 360 million and later funded a capital expansion of AED 33 million, bringing its total investment to AED 393 million.

The exit aligns with the company's “identify, grow, monetize” strategy of scaling high-potential assets, exiting at the right time, and redeploying capital to create shareholder value.

Shamsheer Vayalil, Chairman of Amanat Holding, said: “The sale of our non-core education real estate asset at a compelling valuation is a testament to Amanat’s ability to identify, grow, and strategically exit our high-quality investments.”

Echoing this idea, John Ireland, CEO of Amanat Holding, commented: “The AED 453 million in proceeds from this transaction enhances our balance sheet and provides flexibility to return value to shareholders and deploy capital into new opportunities that are aligned with our strategic priorities”

In the first half (H1) of 2025, Amanat Holdings generated 5% higher net profits valued at AED 93.20 million, compared with AED 89.11 million in H1-24.
