Aldar-Mubadala JV purchases The Link for AED 654m

Abu Dhabi - Mubasher: Aldar Properties and Mubadala Investment Company have acquired The Link at Masdar City through their joint venture (JV) formed in 2024, in a deal valued at AED 654 million.

The takeover transaction expands the partners’ income-generating portfolio and underscores continued investment in Abu Dhabi’s real estate and innovation sectors, according to a press release.

The Link spans about 32,000 square meters (m2) of net leasable area across five buildings and is fully leased to tenants including Abu Dhabi Future Energy Company PJSC (Masdar) and Mohamed bin Zayed University of Artificial Intelligence (MBZUAI).

The development includes Grade A LEED Platinum office space, a net-zero energy headquarters building, a multi-use hall, and residential accommodation, positioning it as an integrated mixed-use asset in Abu Dhabi.

Bakheet Al Katheeri, the CEO of Mubadala's UAE Investments Platform, said: “This transaction reflects our continued confidence in Abu Dhabi’s long-term growth trajectory and the strength of its innovation-driven economy.”

“Through our partnership with Aldar, we are scaling high-quality assets within Masdar City, one of the UAE’s leading platforms for clean energy, artificial intelligence, and advanced research,” Al Katheeri added.

The CEO noted: “This investment also reflects Mubadala’s disciplined and responsible investment approach, focusing on sustainable infrastructure that delivers strong financial performance while supporting the UAE’s Net Zero ambitions and strengthening long-term economic resilience.” 

For his part, Talal Al Dhiyebi, the CEO of Aldar Properties, said: “The acquisition of The Link marks another important step in our strategic partnership with Mubadala and reflects our shared belief in the long-term fundamentals of the Abu Dhabi real estate market.”

Meanwhile, Ahmed Baghoum, the CEO of Masdar City, said: “The Link marks a significant addition to Masdar City’s evolving destination, advancing a vision where sustainable development supports economic growth and future industries.”

Located within Masdar City, the project is designed to attract technology companies, research institutions, talent, and investment.

Masdar City has been recognized as the UAE’s fastest-growing free zone, reinforcing its position as a global hub for sustainable urban development, business innovation, clean energy, and AI-driven commerce.

Aldar Properties recently entered into a partnership with the Department of Municipalities and Transport to build two integrated residential communities in Mohamed bin Zayed City and Baniyas.

During 2025, Mubadala recorded a 17% year-on-year (YoY) increase in assets under management (AUM) to AED 1.40 trillion ($385 billion).
